Energy Performance Certificates
The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade.
All properties need an Energy Performance Certificate (EPC)
From December 2008, EPCs are required for all property types, domestic and business. EPCs are used to record the energy efficiency of a property and are produced using standard methods making assumptions about energy usage. This allows prospective buyers and tenants to easily see the energy efficiency of a property so they can take this into consideration regarding fuel costs etc.
An EPC should always be accompanied by a report on how to cost effectively improve energy efficiency. In other words, there will be two efficiency ratings - the current energy efficiency and the potential energy efficiency of a property. A property with a higher rating will be more energy efficient and is likely to have lower fuel bills.
EPCs can only be provided by an accredited Energy Advisor.
